Dublin Snag List Example Report

A Dublin snag list was performed on a newly constructed timber frame house in Dublin. The clients wanted a snag list report conducted on the house to highlight any potential defects in the house. The snagging survey is quite time-consuming as every little detail and operation on the house is checked to make sure that it operates as it should.

The Dublin snag list was conducted on a housing development house, generally this type of house should always be checked prior to finalising the deal with the builder. Many builders have an extremely quick turnaround on housing developments as they try to make their investment back as quickly as possible. In return as they are rushing to complete the project they can cut small corners and leave bad work behind. This is why a snag list is essential to pick up all the small defects in the dwelling.

The Dublin Snag list Survey

When conducting a snag list survey, we start at the front door and hallway. We measure every room and do a sketch which we then mark up the defects on the sheet. This will allow all defects and walls to be referenced back to the sketch and it reduces any possible confusion.

The main defects highlighted in this Dublin Snag list for the hallway were:

  • The main door is not closing correctly, it will need to be adjusted on the hinges
  • Paint on underside of sockets on wall 2, this needs to be removed 
  • Small hole in wall  between 2 sockets, this needs to be filled and made good.
  • Clean excess skim off floor
  • Paint missing as highlighted on sketch.
  • Bad finish underneath stairs where it meets the floor. Excess skim should be removed and painted correctly.

We now move onto the lounge area. We do another small sketch on this room, as it will help highlight certain areas by the wall location.

 

Living Area Snag list Report

The main defects found in the living room from the snag list are:

  • Remove paint from glass on front windows
  • No keys for windows to lock them
  • Architrave and Saddle board at door 2 is wedged off floor 25-30mm as shown in the picture below and on key plan at area 1. The Doors will need to be replaced with new architrave and the floor will need to be levelled up correctly.

  • The Floor are at the bay window is uneven and needs levelling compound as shown in diagram above
  • Door 1 is catching saddle board when closing, the door will need to be planned to close properly.
  • No paint under window boards in the lounge.

Dining/Kitchen Area Snag List Report

As we progress into the kitchen we turn on all appliances such as gas boilers and washing machines. We fill up the sink to test if the overflow is connect correctly. We then test all smoke alarms. We allow the appliances to work for at least 30 mins to properly test them.

While the appliances are firing up we start doing the room survey to check for any visual defects, which include:

  • Area 1,3,4 are missing paint and will need to be sanded back and repainted
  • Levelling compound required under area 1, as the floor is uneven
  • Skirting boards have excess dust from carpentry, this needs to be cleaned
  • Bad joint in skirting board, these will need to be removed and joined correctly.
  • A large gap in the door stop at the top corner of door 2. Reattach the door stop correctly
  • Paint missing around gas balanced flu pipe
  • Paint missing from side and underside of window board and walls
  • Excessive holes over kitchen cupboards that need filling sanding and painting.

  • Handles missing from kitchen cupboards
  • Fitting on sink loose and needs to be attached correctly
  • keys are missing for external sliding door

Down Stairs toilet Snag List

The downstairs toilet is one of the smallest rooms in the house but small rooms generally have the greatest amount of defects due to been overlooked as they are so small. We started the survey again by filling the sinks to make sure the pluming is connected correctly, we then flush the toilet and inspect the water reservoir.

The main defects found in the toilet consisted of:

  • Paint missing around ceiling pendant, under window boards and on skirting boards around toilet.
  • Silicone cracking around top of sink, reseal and check for leaks
  • Clean dirt from wall around extractor fan
  • Stain on ceiling, repaint full ceiling to fix correctly.
  • Wall 2 area 1, missing skimming and needs to be repainted.
  • Screw head visible in skirting board, countersink screw, fill sand and paint.

Upstairs Landing Snag List Report

The landing upstairs was generally dirty and needs a good clean before the clients move in.

The min defects found on the landing of the Dublin Snag list report were:

  • The main banister post and rail has chip marks in the timber, these will need to fixed or replaced. 
  • Paint and sand down wall 2 where filler is around area 1
  • Remove excess paint from window and frames
  • Clean sand and varnish all saddle boards
  • Doors 3 and 5 are tight and need to be planned down to stop catching the saddle boards.
  • Area 2 needs to be painted

Main Bathroom Snag report

  • The main defects and problems found in the main Bathroom are:When filling the bath, the hot water tap was not working correctly.
  • The over flow pipe is not connected on the bath and can cause flooding if not fixed.
  • Paint needs to be fixed around window, light pendant and door.
  • Remove paint splashing from sink and side of bath
  • Poor filling holes at area 2 on diagram, fix holes correctly

  • Holes at end of the bath where it meets the stud partition. These will need to be fixed correctly and sealed to stop water entering ceiling below.
  • Shaver light not working

Master bedroom and En-suite Snag list

The master bedroom snag list sketch below shows the defective areas the need remedial works.

  • There is a bad stain on wall area 1, this will need to be sanded and repainted
  • Wardrobe door missing a handle
  • Attic door dirty and missing draught stripping
  • Dirt on wall 2 area 1
  • Remove paint from window frame and glass
  • Wall vent blocked, remove dirt

En-suite Snag list

  • Architrave missing on one wall
  • Extractor vent missing
  • Boxing missing around toilet, install and paint
  • Shower tray poor installation and will cause leaks. Reseal around tray to form watertight seal.

Bedroom 2 & 3 Snag List

Bedroom 2 &3 had no large defects when inspected but the painting and decorating was substandard and needed to be fixed.

Most of the snags picked up in bedroom 2 were mainly due to bad painting and decorating. There was gaps of wall not painted correctly, Skirtings were finished in a matt paint and not a gloss paint to keep consistency throughout the rest of the rooms. The window boards were not sanded correctly prior to painting and was uneven.

Bedroom 3 has poor painting and decorating too. The window hinges was bent on the external window in this room which could cause a problem in the event of a fire due to no escape routes in the room. There was  large stain on the varnished timber floor in area 1, this will need to be sanded back and fixed.

Attic Dublin Snag List

We also inspect the attic for any defects while doing the snag list. The attic can give some great information to the construction style of the house. We do not do a structural surveys but we will offer some guidance to the clients if we see poor workmanship.

Below are the items we highlighted in the attic survey:

  • The attic insulation should be 300mm but it is only 250mm in places
  • There are no insulated washboards in place to gain access to the attic tanks
  • There is no attic draughtstripping on the attic hatch
  • The cold water storage tanks do not have insulation or a lid to protect from frost and vermin
  • There are areas in the attic that does not have insulation in place, this can cause condensation and mold growth in these areas.
  • The mechanical extractor fans are not connected to roof tile vents, the pipes will need to be insulated to stop the steam condensing.

External Snag list

The final process of the snag list is a visual examination of the external facade of the house. Some of the problems we found are below:

  • The gutters are full with debrie from the roof been tiled (remove dirt and clean gutters)
  • The external render is spalling at the meter box, this needs to be fixed ASAP
  • The door is missing from the small tv box
  • Vent missing from kitchen extractor fan on external wall
  • Beside outside tap the external wall has a 50mm hole.
  • Fix holes around external soil pipes, holes will need to be filled with mastic to make sure an airtight seal. 
  • Seal and fill around the balanced flue on external wall

Dublin Snag List Review

When the client rang us they initially said they had “looked over the house” and felt it was ok but wanted to be sure and wanted us to give an independent snag list report. When the full 25 page was presented to the client they were amazed as they did not understand that the builder was obliged to fixed these defects before the house is handed over.

  • In painting and decorating alone, the snag list saved the client over €1500 as the house decoration was a poor standard.
  • The attic was left to a substandard and could have cost the client years of heart ache trying to diagnose why they had mould growth on the ceiling.
  • Most importantly the bath overflow not been attached might not have been identified for years and could have cost the client over €10,000 to replace the ceilings down stairs.
