A property developing client recently purchased an old house in Wexford. The client required a BER Cert in Wexford and needed advice on the most economically viable options to increase the BER cert for the Wexford house to a “C” BER rating. We conducted a pre-BER on the house to give the client the true BER rating of the house before starting upgrade work on the house. The Wexford BER cert house had a BER rating of “G”, before the upgrade retrofit, this is the worse BER rating a house can get.

How to improve the BER Cert Wexford

The house in Wexford is a bungalow with 80m2 of floor area the house was constructed in 1975, this can be seen from the date on the meter box. The pre-BER highlighted all the problem areas that need upgrade work to get the clients desired BER.

The existing windows in the house were only single glazed with a U-value of 4.8w/m2K and would need to be improved to triple glazed with a U-value of 0.8 w/m2K .

 

 

 

 

 

 

 

 

The picture on the left shows the old single glazed windows and in the second picture, the client installed triple glazed passive windows.

The cavity walls in the house had no insulation, an insulation contractor was employed to install 70mm of bonded bead in the cavity wall, this increased the U-value of the wall from 1.75 w/m2K to 0.27 w/m2k. This is the cheapest option to insulate a cavity wall and it provides a great U-value for the cost compared to other options such as dry lining and external insulation.

The contractor was also employed to install 300mm of attic insulation in the attic, along with walk boards, attic ventilation and insulating the water tanks in the attic. SEAI offers €600 grant for these insulation upgrade works.

The old oil boiler in the house was a “Firebird Popular 90” which was only 65% efficient, this was replaced with a 90.3% efficient gas boiler. The heating system was fully zoned with 2 thermostats installed. This was all hooked up to an online interface that could be controlled from a smartphone.

This provided the clients with a fully controllable heating system that had 2 zoned and tap water could be heated separately.

All the lights in the house were replaced with low energy bulbs. The Wexford BER cert came back with all the changes made by the client as a “C1” rated house.
